Overview
Orwell Design Associates was appointed to deliver a fully coordinated design package for the refurbishment of a former Homebase unit into a new Marks & Spencer Foodhall. The project required a complete redesign of refrigeration, mechanical and electrical services to suit the new retail environment, alongside ongoing technical support during construction.
The Challenge
Repurposing an existing retail unit presented a number of coordination challenges, particularly around integrating new building services within the constraints of the existing structure. Ensuring all systems worked together efficiently, while meeting operational, spatial and programme requirements, was key to the success of the project.
Our Approach
ODA delivered detailed design packages across refrigeration, mechanical and electrical disciplines, ensuring full coordination between all services from the outset. This included system layout, equipment selection and integration, alongside ongoing support throughout the construction phase to ensure successful installation.
Key Elements
- Refrigeration: Two dual temperature packs with gas cooler, additional condensing unit, coldrooms and new cabinets
- Mechanical: Ventilation, heating and cooling design, domestic services and drainage
- Electrical: Lighting layout, LV panel, small power, PA systems and distribution
The Outcome
Through a coordinated, consultancy-led approach, ODA ensured all services were fully integrated within the constraints of the existing building. Early-stage design coordination reduced installation risk and supported efficient delivery on site, resulting in a high-performing, fit-for-purpose retail environment.
